Calculator for Excel
Identifying the right investment property is much more art than science. It requires an eye for assessing many different variables related to the property, neighborhood, renovations and so on. While we will leave the art portion of real estate investing to you, our Property Valuation Excel Template provides the ‘science,’ that helps you systematically calculate your investment, monthly cash flow, monthly expenses and return on investment.

Let’s dive into how to use this template.
There are six distinct sections, in numerical order, titled Investment, Monthly Debt, Monthly Revenue, Monthly Expenses, Monthly Cash Flow and Return on Investment.
Starting in the Investment section, input your Purchase Price Property, Taxes and Fees, Closing Costs, Realtor Fees, Rehab Costs and Ownership Equity. Your Total Investment will calculate automatically from those inputs.
In the second section, input your Annual Interest Rate and Loan Length.
If you plan to use this property as a rental, you can enter your estimated Rental Income Per Month, Other Income (Parking, Laundry etc,.), Less Reserve for Vacancy. The Total Revenue will calculate automatically.
In box four is your Monthly Expenses. Estimate your costs as a percentage of your rental income for Maintenance and Repairs, Property Management fees, Real Estate Taxes, Insurance and HOA fees if applicable.
Based on your data in the first four boxes, the next two will calculate automatically to generate your Monthly Cash Flow, and Return on Investment.
